TRM ConstructionManager provides project managers and supervisors the ability to manage, report and view all tasks and milestones relating to multiple construction and renovation projects at one time by grouping all project data through one application.
Seamless Transfer of Data
TRM ConstructionManager provides facility maintenance managers, construction project managers and contractors with a way to seamlessly transfer data about the equipment, maintenance, warranties and other documents throughout all construction phases. It also can be used to manage data after the project is complete and throughout the facility’s lifecycle.
Work Flow
TRM ConstructionManager integrates with Maximo’s Work Flow to help manage project milestone notifications, reviews and approvals. An email is sent to the supervisor or project sponsor with cost expenditures, time allocations and project status. When appropriate, the task will not be assigned or approved for payment until the proper authorization is obtained.
When change orders are entered, the system automatically updates the total actual and forecasted project costs. Project managers and sponsors always are aware of the latest cost adjustments via email.
Central Repository for Construction History, Upgrades and Repairs
When a facility is constructed or renovated, there are certain architectural and design requirements and criteria that are specified for a reason and are connected to the blueprint. The logic and specifications regarding building materials, machinery and equipment are maintained in a growing, dynamic library for reference and facility sustainment purposes. Maintenance and future contractors can assess this important data easily. It also can be leveraged for future projects and cost savings.
Project Grouping
Construction and renovation projects generally consist of multiple smaller projects with common characteristics and dependencies. TRM ConstructionManager provides an overall view which, in turn, allows project managers and sponsors to benefit from economies of scale. Projects in the same location, or with similar requirements, are grouped together. Bulk purchases and deliveries help lower costs. It’s easier to see and respond to activities that require supervision.
Change Order Input Form and Log
Change orders are inevitable with any construction project. ConstructionManager’s Change Order Input Form and Log offers the ability to easily enter change order information and costs. Once entered, the system automatically updates the contract and tracks the amounts attributed to change orders, allowing for closer management and control of project costs.
Project Document Sharing
The utility also allows you to create a library of all project documents, such as bid specifications, proposals, design drawings, photos, operation and maintenance manuals and project correspondence. With Maximo’s Attach Document function, all members of the project team can access and share these key documents easily.
Warranty Tracking
ConstructionManager also offers tools for recording and tracking all project warranty items and their expiration dates, terms and vendors. Information regarding the equipment, facilities and contractor information can be stored, tracked and verified.
